What We Found

During heavy rainfall, the entire roof drainage volume of the property was overflowing over the front gutter edge directly onto the bay window surround below.

What It Was Doing to the Property
The combination of a 90 per cent blocked downpipe and a full debris bed meant this gutter had been producing significant overflow during every moderate to heavy rainfall event for an estimated 18 months or more.
The external wall below the overflow point showed established vertical staining. The brickwork in that section was in a consistent wet-dry cycle. The homeowner reported that a faint damp patch had appeared on the first-floor front bedroom wall approximately three months before our visit โ a sign that moisture had already begun penetrating through the solid Victorian brickwork.

Property type: 1930s two-storey semi-detached with single-storey rear kitchen extension
Location: Kings Heath, B14, south Birmingham
Last cleaned: Approximately 14 months prior โ front only, rear not included
What We Found
This gutter cleaning Kings Heath B14 visit was instructive for a reason that goes beyond the debris level. What It Was Doing to the Property
The consistent overflow against the kitchen wall for an estimated 12 months had begun saturating the external leaf of the cavity. The kitchen window frame was showing paint failure at the sill level where overflow water had been directed onto it.

What We Found

The front elevation retained original cast iron guttering. The rear elevation had been replaced with UPVC. Valley gutter overflow on a hipped roof directs water toward the internal eaves โ the junction between the roof structure and the external wall. On this Edgbaston period property, the left valley overflow had been directing water into the eaves zone for long enough that the first-floor ceiling on the left-side elevation showed a faint but established damp tide mark.
Gutter inspection following this clean was recommended to establish the full condition of the cast iron system and the failed UPVC joint.
What We Cleared and the Result
All four gutter runs โ front cast iron, rear UPVC, left valley, right valley โ were vacuumed using the SkyVac system from multiple ground positions.

What We Found
